Two vertices of a square are (12, 0) and (12, 12). What is the smallest possible area the square can have?

Why is the answer 72 instead of 144? Can someone explain?

the answer is 72 because the vertices are on the lower left corner and the upper right corner. which means that 12 units is the length of the hypotenuse.
